Southwest Florida real estate market statistics tend to ebb and flow just like the glistening waters of the Gulf of Mexico; one moment they’re up and the next moment they’re down.  However, when they’re up, it’s always prime time to build a custom home that features all of the luxury options you need to fulfill your Florida lifestyle.

In the past 10 years, we’ve seen quite a few changes in real estate trends.  It started with the economic downturn in 2008, the recuperation of the few years after that, and the eventual upswing that allowed many prospective homeowners and investors to find ideal homes for their unique purposes. In 2016 and 2017, it looks like we’ve hit a nice common ground with few changes one way or the other, but there are still key moments in real estate when the buyers get the upper hand.  In January 2017, both the Naples Area Board of REALTORS® (NABOR) and the REALTOR® Association of Sarasota and Manatee (RASM) noted key increases in overall pending sales (9 percent in Naples, FL, 8 percent in Sarasota, FL/Bradenton, FL), overall closed sales (6 percent in Naples, 11.6 percent in Sarasota/Bradenton), and overall inventory (26 percent in Naples, 17.9 percent in Sarasota/Bradenton).  These numbers lead us to believe it’s a buyer’s market, where home supply will overrun homeowner demand causing prices to go down.  This is an ideal time to take advantage of the numbers and build your home in Florida with any of the following options you may have skipped over in an unfavorable market.

Your home should not only reflect your lifestyle, but it should also make your day to day tasks easy and enjoyable.  Our Florida lifestyle tends to lend itself to relaxation, so it’s not surprising that the most common home options we add to luxury homes are rooms designed specifically for certain hobbies or functions.  Bonus rooms, wine rooms, lofts, home offices, mud rooms, and media/home theatre rooms are always great luxury options for your home, and will inevitably increase your home’s value as well.  The Delfina floor plan offers a game room as an option, which joins to the living room through a pop-up TV and the Eloro comes complete with a wine room.

Another practical indoor option to take advantage of the Florida lifestyle is home automation.  Home automation allows our devices and appliances to send data over our Wi-Fi network so we can control all aspects of our home either through a wall-mounted user interface, a mobile phone app, a tablet, or a website.  It gives homeowners more control of their home when they’re not there, like when you head up north for the summer and want to keep watch over your home while you’re gone.  It’s also beneficial when you’re in your home with devices like smart lighting, heating and cooling, security, and home appliances and devices. For example, some of our luxury homes are equipped with a Wolf steam convection oven that is so versatile it can cook three perfect dishes at once and is designed to disappear into the cabinetry for a cleaner look.  One of our model homes featured a Kohler digitally controlled super shower system with a programmable interface that set the rain-head and body jets to individual steam and temperature settings. A Numi toilet added to the experience, offering personalized settings, which include wireless Bluetooth music sync capabilities, heated seat and foot warming options, and ambient color lighting alternatives.
