What You Should Know About Two-Story Homes

In recent years, clients have opted for one-story homes, following the trend of less square footage due to less confidence in the market, but now we’ve noticed a growing trending in both Naples and Sarasota real estate of clients returning to the bigger dream homes of past. With the increasing square footage comes a reemerging trend of two-story homes, a housing style that, according to the American Institute of Architects, seeped out of existence around 2006 and began to pick back up in 2011. This new surge of two-story homes has brought back an age-old question: Is a one-story home or a two-story home better?

Over the years, two-story homes have been given a bad rap with claims of noise traveling between floors and tiresome stairs. Although some may find these claims to be true, there are many benefits to a two-story home:

1. Building up allows for more space, both inside and outside. With the additional square footage on the second floor, homeowners will not need to use more yard space to build out their home. This may allow for a bigger yard, depending on the home site chosen.

2. More space in your two-story homes may also equate to bigger bedrooms and closets. Master bedroom suite? Giant walk-in closet of my dreams? Yes, please!

3. More space can also mean more rooms. Get that bonus room you have always wanted, design a cozy sitting area, or any other room you can’t live without.

5. Bedrooms located on the second story offer more privacy.

Some other benefits to a two-story home may also be a matter of personal preference. Some homeowners feel that a two-story home looks grander from the outside and that having the stairs allows for that little bit of extra exercise. Others say that having stairs can be cumbersome and that noise can travel between the two stories. Southampton

The Southampton is one of London Bay Homes’ newest floor plans, designed to fit in perfectly with the Old Naples area, but also with enough versatility to be built anywhere. This two-story single family home offers three bedrooms and three full and one half bathrooms in 3,551 sq. ft. of living space. The West Indies style home captures the beauty of coastal living with large windows with transoms throughout the living area to capture natural light and allow the coastal breeze to flow through the large living room and dining area, as well as the spacious kitchen with a built-in desk, island, and walk-in pantry.
