London Bay Homes’ Anguilla luxury model in Park Shore sold at record price

NAPLES, Fla. (June 2, 2016) – London Bay Homes’ newest model home in the exclusive Park Shore neighborhood near downtown Naples, open for viewing only 11 days, has sold. The Anguilla, at 541 Neapolitan Lane, achieved the highest price per square foot in the Park Shore submarket in recent history, nearly eclipsing the $1,000 per square foot threshold.

The model is part of the builder’s newest collection of designer-furnished model homes, from Park Shore to Port Royal, located within blocks from shopping and dining, as well as the Gulf of Mexico beaches.

“I expected this home would sell quickly because it’s close to the beach and downtown,” said Toby Cloutier, who represents London Bay Homes’ Naples portfolio. “There is limited availability in these areas, and the Anguilla uniquely captures the luxury lifestyle homebuyers are looking for near Old Naples.”

The one-story Anguilla offers 3,584 square feet of living space with a formal dining room, a wet bar, an open floor plan between great room, kitchen and cafe, and expansive alfresco living and dining areas overlooking the custom pool and spa.

Showcasing coastal contemporary interior design by Jennifer Stevens of Romanza Interior Design, the Anguilla features textural fabrics complemented by metallic and antique mirrors playing off crisp-white backgrounds. Stevens also incorporated a trio of backlit coffered ceilings in the kitchen and simple but sculptural ceiling treatments in other areas of the home paired with contemporary lighting. The model echoes its close-to-the-beach location with driftwood-toned flooring and a palette of sea, sky and sand throughout the home.

London Bay Homes spearheaded the return of luxury custom-designed model homes in downtown Naples with its Southampton model, which sold shortly after its completion in March 2014. As the demand for downtown living intensified, the homebuilder purchased additional homesites.

Now open for viewing, the two-story Chelston at 631 Broad Court in Old Naples spans 4,227 square feet under air and blends West Indies and Old Florida-inspired architecture and design inside and out. Home and homesite pricing is $4,325,000, fully furnished.

The largest London Bay Homes model currently under construction in downtown Naples is located at 4375 Gordon Drive in Port Royal, and is designed for waterfront living, featuring a private boat dock with quick access to the Gulf of Mexico through nearby Gordon Pass. Overlooking Cutlass Cove toward the southernmost point of scenic Gordon Drive, the five-bedroom custom home also showcases water views with floor-to-ceiling windows, bay windows in the master suite and sliding glass doors that open to outdoor gathering areas. Also underway in Port Royal is a second grand estate located at 4395 Gordon Drive designed with a second-floor master suite and private balcony to maximize water views overlooking Cutlass Cove.

Both are designed by Stofft Cooney Architects of Naples and will be fully furnished by Romanza Interior Design.

Designed as the ultimate home for entertaining, the Claremont is located at 271 First Ave. N., just a block from the beach, and features two kitchens, seven wine refrigerators/beverage centers, three icemakers, a bar at the summer kitchen and an outdoor living room with fireplace. Designed by MHK Architecture & Planning, the model offers a second-floor bonus room and a private cabana bedroom with its own lookout balcony above the three-car garage. The 5,727-square-foot Claremont is expected to be complete in Fall 2016. Home and homesite pricing at $7,675,000, fully furnished.
