Matera features just 35 luxury home sites with each one featuring a desirable southeastern lakeside exposure or views of scenic preserve areas. The new home sites have been priced from $100,500 to $150,500 and will accommodate five detached Villa designs and the popular Belita model from London Bay’s Reserve Collection of homes. The homes sites are approximately 65’ x 130’ and include a maintenance-free lifestyle package that includes landscape and pool maintenance.

Two of the five Villa designs, the Alezio and the Emilia, are modeled at Matera, with interiors by Romanza, London Bay’s in-house interior design firm. The Alezio floor plan, starting at $650,000, features multiple design options which can accommodate from 2 to 4 bedrooms and 2 and one-half baths to 4 and one-half baths. With its many structural design options, including a second-level bedroom, the Alezio ranges in size from 3,105 to 3,995 A/C square feet and up to 5,343 total square feet. The model is available, fully furnished for $1.64 million.

The Emilia model starts at $570,000 and has multiple design options which can accommodate from 2 to 3 bedrooms and 2 and one-half baths to 3 and one-half baths. The Emilia ranges in size from 2,540 to 2,960 A/C square feet and up to 4,002 total square feet. The Emilia model is available fully furnished at $1.36 million.

"We have always provided our clients with a wide range of design options and in this market, these selections are proving to be important considerations for our buyers," said President Mark Wilson. The homes feature an Italian-influenced architecture that opens into large and inviting outdoor living areas. Wilson says the ability to seamlessly merge the indoor and outdoor living spaces has proven to be very popular with his clients. "We are blessed with a climate that accommodates outdoor living on a year-round basis. We have designed these homes to create spacious and relaxing outdoor environments," Wilson said.

Lush landscaping, pools and water treatments, fireplaces and large seating areas create an inviting space for entertaining around the summer kitchen. Tile flooring, skip trowel finish, eight-foot doors, granite countertops and custom-designed cabinetry are just some of the features that compliment the Tuscan and Mediterranean designs. Concrete tile roofs, sand-set pavered driveways, walks, entries and loggias add to the architectural detail.

"I think the greatest appeal of this Village collection is the design flexibility we provide for our clients," said Wilson. "Our architectural staff can work with each individual client to create a home that is tailored to reflect their lifestyle and personality," he said. "The design studio offers countless opportunities to customize the home and we can build and deliver these homes on a schedule that is very accommodating to our home owners."

The models are available for viewing daily from 10 am to 5 pm. To obtain additional information about Matera call 941-556-1884 or visit www.londonbay.staging.wpengine.com.
