London Bay Homes’ custom estate sale in Port Royal reflects buyer confidence in Naples luxury market

On the heels of Naples’ ranking as the No. 2 in the Top 10 Fastest Growing Luxury Markets, London Bay Homes’ custom estate in Port Royal reflects buyer confidence in the Naples luxury real estate market.

The sale of the estate on Gordon Drive continues an even stronger trend London Bay Homes is seeing in their model homes selling prior to or shortly after completion.

“It’s an exciting pattern to see clients tapping into the vision we have presupposed in our one-of-a-kind London Bay model homes that are, ultimately, delivered fully furnished,” said Toby Cloutier, sales executive with London Bay.

The five bedroom custom estate is the result of London Bay Homes’ collaboration with John Cooney of award-winning Stofft Cooney Architects, Naples landscape architect Koby Kirwin of Exteriors by Koby Kirwin and Michael Scott of Romanza Interior Design.

“When you are part of a team like this, the result is a phenomenal end product,” said Cooney, who has partnered with London Bay Homes on several projects. “London Bay Homes really puts effort in to ensuring homes are well designed not only from a floor plan perspective, but also in the construction details.”

“This estate was designed specifically for its homesite and gorgeous water views,” said Mark Wilson, president and CEO of the luxury homebuilder. “There are floor-to-ceiling windows or bay windows in almost every room, and generous outdoor living spaces overlooking the water and the pool. A private dock can accommodate a boat up to 37 feet, and it literally takes just minutes to get to the open water of the Gulf of Mexico by boat.”

Appealing to the homebuyers, the Gordon Drive estate’s open concept floor plan with 6,394 square feet of interior living space also features exquisite décor in every room – inside and out.

Features and finishes include ash wood flooring in main living areas, custom natural rift white oak built-in cabinetry in the foyer and dining room, and a variety of wood furniture finishes mixed with gleaming nickel, chrome and mirrored surfaces, accented by soft neutral backdrops of gray, white and taupe with hints of coral, blush and blue-grays.

“It’s an elegant contemporary look with luxury finishes throughout – and a few happy surprises,” said Scott, referencing designer-selected vibrant coral cabinetry in the pool bath, a custom 9-foot wall of glass panels between the floating wood-and-glass staircase and formal dining room. There’s also wallcoverings spanning the range of colored textural grasscloth in bedrooms, tropical fish in the pool bath and nailhead accents in the study. “These are definitely memory points the owners appreciated as they desired a vibrant palette that evoked a sense of place that embodied their lifestyle.”

In addition to the formal dining room, the home combines great room, café and kitchen, which in turn flows to the outdoor dining room and kitchen. The outdoor areas are raised above the pool, which heightens the drama. There are water features on each side of the staircase leading down to the pool and spa and a sunken patio with a fire pit.

“Every space has been created to compliment the sparkling water views while drawing people in to intimate retreats,” said Scott.
