Romanza, Clive Daniel designing three model residences at Grandview

London Bay Development has selected Southwest Florida’s top interior design firms for three model residences in Grandview at Bay Beach, its 11-story tower currently under construction on Estero Island. The models by Romanza Interior Design and Clive Daniel Home will feature a variety of design styles while showcasing the panoramic views of the Gulf of Mexico and Estero Bay unique to each residence.

             Grandview is nearly 70 percent sold and on target for occupancy in summer 2023. “Our models will give homebuyers a true sense of living in Grandview and its many possibilities,” said Mark Wilson, CEO and president of London Bay. “We directed the design teams to create interiors reflecting different lifestyles, aesthetic preferences and price points. Grandview offers a tremendous value in the market with far-reaching appeal, attracting an incredible array of homebuyers – from traditional seasonal residents and retirees to millennials. Designers at Romanza collaborated with our up-and-coming design associates to capture the tastes of younger buyers.”

            The models highlight Grandview’s diverse floor plans offering three to four bedrooms plus dens and generous open concepts blending gourmet kitchens, great rooms and dining areas.

            Completed by designers Jean Losier and Sherie Weidner of Clive Daniel, the Residence 301 model is located in a corner unit on the third floor and features clean lines and transitional design with a nod to contemporary throughout its 2,923 square feet. A seaside palette of blues, warm grays and natural sand tones interpret the views with shimmers of silver, champagne gold and brushed nickel. Offering three bedrooms, three full bathrooms and a powder room, the model translates the den as an office space and fourth bedroom by incorporating a bed into a custom built-in. The model will also have a fireplace in the great room.

            “We value our long relationship with London Bay and are honored to partner with the company once again at Grandview,” said Kimberly McNatt, director of business development at Clive Daniel. “London Bay has done a terrific job pulling nature and outdoor living into Grandview’s interior spaces, which is unexpected in condo living.”

Romanza’s two model residences were designed by veteran designer Maureen Hawley with design assistant Emily Behrndt.

“We were very intentional in appealing to younger and value-minded buyers,” said Jennifer Stevens, senior design director with Romanza. “We wanted to show beautiful interior design using furniture and upholstery lines with attainable and accessible prices and illustrate how we can help buyers with similar affordable furniture packages for their Grandview home.”

            Romanza’s Residence 302 model, a three-bedroom, three-bath home with 2,414 square feet, features relaxed modern design, represented in clean lines, angular and curvilinear forms. Its palette mimics the colors and textures found in nature, with blue backgrounds, combinations of white, gold and jewel tones and the sparkle of acrylic, glass and metallic surfaces. Terraces are envisioned as spaces for conversations and cocktails.

            Classic coastal design is updated to black and white accented with soft watercolor hues, seagrass and raffia textures, aquatic and whimsical accessories in the four-bedroom, three-and-a-half-bath Residence 303 model. Grandview’s proximity to the beach is also referenced throughout the home’s 2,767 square feet – in the coral base of the dining room table, a Capiz shell chandelier in the master bath and the woven wicker of the wraparound terrace’s chairs.

            Model residences at Grandview are expected to be available for viewing in spring 2023.

Thoughtfully designed for today’s lifestyles, Grandview’s 58 luxury residences offer screened and open-air terraces, well-appointed island kitchens, and secluded master suites with sitting areas, walk-in closets and luxurious bathrooms with dual vanities and oversized walk-in showers. Each home has private elevator access and dedicated parking in the main garage. Six exclusive penthouses feature 11-foot ceilings and a private two-car garage.

Situated on the southern tip of Estero Island, Grandview’s elevated resort-inspired lifestyle is enhanced by The EL, its private on-property amenities hub focused on health and fitness, social opportunities and sunsets over Estero Bay.

The building offers a fitness center with state-of-the-art strength and cardio equipment, a yoga studio with a mirror wall, barre and cushioned flooring, and men’s and women’s changing rooms. Adjoining club and living rooms offer a fireplace, catering kitchen, bar and distinct gathering spaces flowing to expansive outdoor areas. Alfresco amenities include open-air and covered seating destinations, a raised spa, firepits and an outdoor kitchen with two built-in grills.

Located in Waterside at Bay Beach, Grandview residents will also have access to the beach, pool and amenities of the larger community and the planned Bay Beach Commons complex with pickleball, tennis and bocce courts.

Grandview residences start from the $1 millions and offer a pet-friendly living environment with no weight restrictions.
